Because we are a small firm, we are able to offer a personal service, with attention to detail, whilst at the same time maintaining a high standard of competence and professionalism.

Our fees are competitive and may be open to negotiation dependent on the level of Service required. We are particularly committed to investment Landlords and savings can be made on the smallest of portfolios.

Levels of Service Offered

Full Management

This is our inclusive service, which provides for the marketing of the property and carrying out viewings, leading to the introduction and vetting of a prospective Tenant. This proving satisfactory, we then go ahead and prepare the tenancy agreement and if required an inventory. The Tenant will then be checked in against the inventory. During the tenancy we carry out periodic inspection visits. Should these bring to light any maintenance issues, we will (within the confines of our Management Agreement) arrange or recommend any necessary repairs.

Collecting and processing of rental payments is also an important part of our Full Management Service. Rental balances will be credited automatically to the Landlord’s nominated bank account.

Towards the end of the tenancy, we liaise with the Tenant, with a view to renewing the tenancy agreement, or arranging to check them out and re-advertising the property to let.

This Service is suitable for Landlords who are not residing locally, or would rather not deal with the Tenants directly, preferring all aspects to be handled by an Agent.



Rent Collection Management

Our Rent Collection Service, provides for the marketing of the property and carrying out viewings, leading to the introduction and vetting of a prospective Tenant. This proving satisfactory, we then go ahead and prepare the tenancy agreement and if required an inventory. The Tenant will then be checked in against the inventory. Collecting and processing of rental payments is also an important part of our Rent Collection Service. Rental balances will be credited automatically to the Landlord’s nominated bank account.

This Service is suitable for Landlords who are residing locally and are able to deal with any maintenance issues that arise during the lease themselves.



Letting Only

Our Letting Only Services includes marketing of the property and carrying out viewings, leading to the introduction and vetting of a prospective Tenant. This proving satisfactory, we then go ahead and prepare the tenancy agreement and if required an inventory.

Following this, the first month’s rent and usually a tenancy deposit is collected and credited to the Landlord less our agreed fee. Managing the tenancy, including the maintenance and rent collection, will then be the responsibility of the Landlord.

Fully Managed Service: £400+vat (£480inc vat) and 12%+vat (14.4%inc vat) monthly management

Rent Collect Service: £400+vat (£480inc vat) and 6%+vat (7.2%inc vat) monthly management

Let Only Service: 75%+vat (90%inc vat) of the first month’s rent, minimum fee of £500+vat (£600inc vat)

  • To supply and fit a smoke alarm £35+vat each (£42inc vat)
  • To supply and fit CO2 alarm £70+vat each (£84inc vat)
  • Electrical Check: £75+vat (£90inc vat)
  • Electrical Inspection Condition Report: £195+vat (£234inc vat)
  • Legionnaires Disease Risk Assessment: £100+vat (£120inc vat)
  • Deposit Protection Scheme: £95+vat (£114inc vat)
  • Tenancy Renewal Fee: £150+vat (£180inc vat)
  • One off Inspection Site Visit for Let Only or Rent Collect: £75+vat (£90inc vat)
  • Rent Guarantee £200vat (£250inc vat)
  • Serving Notice on Let Only: £125+vat each (£150inc vat)
  • Inspection Site Visit for Fully Manage at £30vat (£36 inc vat)

Our interpretation of furnished is: fully furnished in all rooms and to include all white goods with a minimum of fridge, hob/oven and washing machine to be supplied.
